What's changing at Palm Central

Pricing and release-phase changes at Palm Central, kept apart from the reference pages themselves.

3 km of Dubai Islands shoreline

Nakheel has awarded Mar Marine & Building Contracting the marine works on the western shoreline of Dubai Islands: about 3 km of coast, breakwaters and a new 320-metre beach beside Bay Villas, for completion in the fourth quarter of 2027. The developer's other island is where the Palm Central playbook is being run again.

Bay Estate: 360 homes on the islands

Nakheel unveiled Bay Estate on 5 October: a gated waterfront community on Dubai Islands of about 360 three- and four-bedroom homes plus plots, on 653,709 square metres with 2.4 km of beachfront and 6.5 km of waterfront, in three collections called Cala, Verda and Agora, less than 10 km from the airport: the same developer as Palm Central, on its other island.

Bay Grove: contractor named

Nakheel has awarded Metac a construction contract worth more than Dh800 million for Bay Grove Residences on Dubai Islands: 537 homes in seven buildings across Phases 1 and 3, due in late 2028. The whole community is 1,154 homes in fifteen buildings on Crystal Beach, by the developer of Palm Central.

Off-plan mortgage from 50% paid

Dubai Holding Real Estate and ADCB offer off-plan buyers a mortgage once half the price is paid, whatever the construction stage, from 3.49 per cent fixed for three years, with an 18-month pre-approval and fees waived. The arrangement is exclusive to Palm Jebel Ali, Palm Central's island, The Acres and Nad Al Sheba Gardens.

350,000 homes by 2030

Sheikh Mohammed bin Rashid put Dubai's real-estate pipeline at Dh1.1 trillion and about 350,000 homes to 2030 on 13 October. Palm Jebel Ali, the island Palm Central stands on, is a small, fixed part of that supply, which is the argument for it and the thing to check against.

Dh79m on the Palm in August

A unit at Orla Infinity by Omniyat led the emirate's August sales at Dh79 million, ahead of a Dh65 million home at Jumeirah Residences Asora Bay — both on Palm Jumeirah, and both far above where the Palm Central ladder starts on Palm Jebel Ali.

Infrastructure

Dh55bn of contracts at DWC

Dubai Airports has awarded Dh13 billion this year for the Al Maktoum International expansion and expects to award Dh55 billion more by December. First phase opens in 2032 at 150 million passengers a year — the airport Palm Central is being built next to.

Constrained supply won the half

Tokyo led the Savills index at 7.0% in six months, Cape Town at 4.7%, Seoul at 4.1% — each on limited prime stock. Where supply was plentiful, values fell. Dubai is forecast down around 10% — and supply is the part of that forecast a Palm Central buyer has no say in.

Handovers

892 homes handed over at Jebel Ali Village

Handovers began on 17 August across an 80-hectare community built for about 5,500 residents, next to Sheikh Zayed Road and Discovery Gardens metro, on the Jebel Ali side of the city Palm Central is being built into.

Palm Jebel Ali: a quarter built

Nakheel's own progress figures put the island Palm Central stands on at 26.75% overall — substructure 93%, superstructure 68%, building work 22%, MEP 19%.
