Bay Grove Residences gets its main contractor: 537 homes in seven buildings by late 2028

Bay Grove Residences, Nakheel's low-rise apartment community on Dubai Islands, has a main contractor. Metac takes a contract of more than Dh800 million, announced on 17 September 2026.
What the contract covers
537 homes in seven buildings: Phase 1, 296 homes in four buildings, and Phase 3, 241 homes in three. Completion is set for late 2028.
The community
1,154 homes in fifteen buildings when finished, on Crystal Beach on the islands' seaward side. Phase 2 and the remaining buildings are not in this award.
The pattern
This is the third Dubai Islands contract Nakheel has placed in fourteen months, after Bay Villas' two: the developer is building the islands' first communities in parallel rather than in sequence, as it did on Palm Jumeirah twenty years ago.
Dh800 million for 537 homes is about Dh1.5 million of construction per apartment, which for a four-storey beach building is a generous number and says something about the finish the developer intends. The buyer's question is Phase 2: an award that skips a phase usually means that phase is either not sold or being redesigned, and either way its handover will trail Phases 1 and 3. Anyone buying in Phase 2 should ask for its contract date, not its launch date.

3 km of Dubai Islands shoreline
Nakheel has awarded Mar Marine & Building Contracting the marine works on the western shoreline of Dubai Islands: about 3 km of coast, breakwaters and a new 320-metre beach beside Bay Villas, for completion in the fourth quarter of 2027. The developer's other island is where the Palm Central playbook is being run again.

Palm Jebel Ali: a quarter built
Nakheel's own progress figures put the island Palm Central stands on at 26.75% overall — substructure 93%, superstructure 68%, building work 22%, MEP 19%.

Bay Estate: 360 homes on the islands
Nakheel unveiled Bay Estate on 5 October: a gated waterfront community on Dubai Islands of about 360 three- and four-bedroom homes plus plots, on 653,709 square metres with 2.4 km of beachfront and 6.5 km of waterfront, in three collections called Cala, Verda and Agora, less than 10 km from the airport: the same developer as Palm Central, on its other island.
