What the Palm Central payment plan actually is
Nakheel's own release for Phase 2 doesn't publish exact payment terms. A few brokers list specific percentages anyway — treat those as estimates until your sales contact confirms them in writing, not as the developer's stated plan.
Phase 1 — confirmed structure (sold out)
The sold-out first phase used a documented 20/50/30 structure:
- 20% at booking — due on reservation.
- 50% during construction — split across roughly seven to eight milestone installments.
- 30% on handover — due August 2029.
On the AED 2.5M entry price, that put the booking amount at AED 500,000 — the number that made this phase's 1-bedroom units accessible relative to the total price.
Phase 2 terms aren't officially published. Several
broker sites describe a similar 20% booking / staged construction
payments / 30% handover plan for the current phase, with construction
installments reportedly running from late 2026 through early 2029 —
but this comes from secondary sources, not Nakheel's own release. Get
the actual schedule from your sales contact before you book on the
strength of a number you read on a listing site.
What to ask for before booking
- The exact installment schedule with dates, not just percentages — construction-linked payments can move if the build timeline shifts.
- Whether the plan differs by unit type. On Phase 1, larger units and townhouses reportedly ran a different split than 1–2 bedroom apartments; confirm whether that still applies.
- What happens to your payments if handover slips past September 2030 — Nakheel has a strong delivery record, but the contract terms are what actually govern this, not the track record.
