Nakheel rebuilds three kilometres of Dubai Islands shoreline, with a new 320-metre beach

Nakheel announced on 8 October 2026 a marine-works contract for the western shoreline of Dubai Islands, awarded to Mar Marine & Building Contracting. The works cover about 3 kilometres of coast.

What is being built

Breakwaters to shelter the shore, and a new 320-metre beach next to Bay Villas, the developer's first villa community on the islands. Completion is set for the fourth quarter of 2027.

The islands

Dubai Islands, the renamed Deira Islands, cover 18.6 square kilometres and are planned for 230,000 residents, about 62,000 homes, 11,000 hotel keys and 4,000 branded residences. Bay Villas is 636 homes, under two construction contracts: Dh2.6 billion to Fibrex in August 2025 and Dh527 million to Al Nasr in April 2026.

Why it is on a Palm site

Because it is the same developer, the same method and the same buyer. Nakheel built the Palm's beaches the same way, breakwater first, sand second, villas third, and the people choosing between a Palm Jebel Ali frond and a Dubai Islands bay plot are the same people.

A beach contract is the part of a master plan that cannot be faked, which is why it is the one to watch. Nakheel can launch a villa collection on a rendering; it cannot sell a beachfront villa whose beach is not there, and a Q4 2027 completion for the sand puts the first Bay Villas handovers after it. For a buyer comparing the two islands, the Palm Jebel Ali fronds have their beaches already and Dubai Islands' are being made now; the discount on the newer island is partly the price of that gap.
