350,000 homes by 2030
Sheikh Mohammed bin Rashid put Dubai's real-estate pipeline at Dh1.1 trillion and about 350,000 homes to 2030 on 13 October. Palm Jebel Ali, the island Palm Central stands on, is a small, fixed part of that supply, which is the argument for it and the thing to check against.

Off-plan mortgage from 50% paid
Dubai Holding Real Estate and ADCB offer off-plan buyers a mortgage once half the price is paid, whatever the construction stage, from 3.49 per cent fixed for three years, with an 18-month pre-approval and fees waived. The arrangement is exclusive to Palm Jebel Ali, Palm Central's island, The Acres and Nad Al Sheba Gardens.

Dh79m on the Palm in August
A unit at Orla Infinity by Omniyat led the emirate's August sales at Dh79 million, ahead of a Dh65 million home at Jumeirah Residences Asora Bay — both on Palm Jumeirah, and both far above where the Palm Central ladder starts on Palm Jebel Ali.

Constrained supply won the half
Tokyo led the Savills index at 7.0% in six months, Cape Town at 4.7%, Seoul at 4.1% — each on limited prime stock. Where supply was plentiful, values fell. Dubai is forecast down around 10% — and supply is the part of that forecast a Palm Central buyer has no say in.
