Jebel Ali Village starts handing over 892 homes

Jebel Ali Village is one of the oldest names in Dubai housing. On 17 August 2026 it began handing over its newest 892 homes.
The scale
892 homes, on an 80-hectare site expected to hold roughly 5,500 residents. The mix includes duplexes with double-height living areas.
What is there on day one
Landscaped parks, pedestrian routes, cycling paths, sports facilities, children's play areas, a community pond, and swimming pools within the residential clusters.
What is still to come
A community centre carrying retail, a clubhouse, a gym, padel courts and event lawns. These are named by the developer as future additions, not as delivered.
Where it is
Adjacent to Sheikh Zayed Road, near Ibn Battuta Mall and Discovery Gardens Metro Station. Khalid Al Malik, CEO of Dubai Holding Real Estate, framed the handover around the district's history rather than its newness, describing Jebel Ali Village as long having held a place in Dubai's residential story.
The line to hold onto is the split between what is handed over and what is announced. Parks, paths and pools are in; the clubhouse, gym, padel courts and retail are listed as future additions with no date attached, which is the normal shape of a first handover and the normal source of the first year's complaints. The location does real work here in a way it does not in most new Dubai communities: a metro station within reach is unusual for a villa district, and Discovery Gardens on the Red Line is what makes this a commutable address without a second car.
